HVAC

This is an item that is understandably overlooked more often than not, as carpeting prevents inspectors from getting a good look at the flooring underneath. However, home inspectors will provide a more thorough examination of your flooring if you know there is damage somewhere and request a closer look.

You may have water damage or mold that needs to be addressed. And the only way to verify such concerns is to pull up the carpeting at your request (and more importantly, with the homeowner’s consent.)

Grading

There is a number of potential issues that can cause problems with your grading. When this happens, you may notice water infiltrating your home at the foundation or damage to the exterior.

Issues like soil settling or faulty gutter installation can result in grading problems. In some cases, builder error is responsible for grading issues.

But unless you believe you have grading problems, your home inspector might not be able to thoroughly access it to inspect it, especially if you have shrubbery in the way.

Moreover, you may need to first remove anything blocking your foundation before your home inspector can perform a complete inspection of your home’s grading.

What to Do During Your Home Inspection

When you hire a home inspector to examine your property, it’s a good idea to make sure you can be present while the inspection is going on. This will allow you to ask questions and take important notes.

If you are considering buying a house, you should ask the realtor to make provisions that allow the home inspector to have complete access to important sections, such as the attic and crawl spaces.

The seller should likewise make their home accessible to the inspector by removing anything that could interfere or prevent a comprehensive inspection from being performed.
