A Home Inspection is a visual process where all of the items typically used within a Home are tested and/or operated to verify proper operation or installation. Doors and Windows are opened and closed, Roofing materials Inspected, air-Conditioning and heating systems operated. The Home Inspector will fill the sinks and tub(s), run the shower(s), and flush the toilets. All the while, making notes on the condition and operation of the components tested. Upon completion, a report will be distributed to you.

BENEFITS OF HAVING A HOME INSPECTED

Undetected problems in the home can easily worsen over time and cost you even more for repair. However, if you allow us to perform a full home inspection on your house, possible problems can be detected early on. Defects detected and remedied early on will cost much less than if the problem was allowed to worsen. For example, a mold infestation found early on will cost you much less in wind mitigation, than an infestation that has spread over a large area.

In addition to the benefits of the standard home inspection, we include post-inspection warranties, 100% FREE, provided by a 3rd party warranty company, to help cover unpredictable problems that may arise that were not present at the time of the inspection.

NEW CONSTRUCTION HOME INSPECTION

New Construction Home Inspections are performed at the completion of construction, but prior to your final walk-through with the Builder’s Customer Service Representative or Superintendent. It is always a good idea to verify that utilities (gas, water, and electric) have been turned on, either by you or the Builder, depending on the Builder’s policy. The New Construction Home Inspection should be scheduled just a day or two before your final walk-through with the Builder. This will ensure that most, if not all, last-minute items have been completed prior to your New Construction Home Inspection. At the conclusion of your New Construction Home Inspection, a completed report will be distributed to you.

FREQUENTLY ASKED QUESTIONS

  • How much does a home inspection cost in Florida?

The average home inspection cost in Florida ranges anywhere from $250 to $370. Keep in mind that there are many factors involved in determining the price of the inspection such as the size and location, as well as the age of the home.

  • Can a buyer be present during a home inspection in Florida?

Yes. In fact, it’s recommended. By attending the home inspection, buyers are given an opportunity to ask the inspector important questions which may help improve the buyer’s overall understanding of the report. Being present at the inspection also helps buyers become more familiar with the various systems installed in the home.

  • What inspections are needed when buying a house in Florida?

While buyers aren’t required to schedule home inspections, most do as it provides insights into the true condition of the home and information useful for getting a more favorable price.

The only exception to this rule is a WDO inspection, which is required if you’re taking out a loan from a mortgage company.

  • Is buying a home in South Florida a good investment?

Don’t take our word for it (since we’re not real estate consultants), but South Florida is a hub for international business with a thriving economy and favorable taxes when compared to other states. It’s also worth noting that the housing market is predicted to keep going strong for the foreseeable future.

Ultimately, the home itself will determine the quality of the investment, which is where a home inspection in Florida comes into play.
